Commercial Construction Manager
Job Description:The Commercial Construction Manager is part of the ON SITE project team and is fully responsible for the oversight and management of the project cycle for a commercial project within a given region. This includes: project planning, including defining schedule and budgets which meet contract requirements support of the design process through plan-check and permitting aiding the Project Manager in defining elements of work and soliciting bids for subcontracted work where necessary providing direction and supervision of all field activities related to the physical construction supporting Project Manager in managing the project budget, cash flow, and schedule through the project cycle oversight of the data management for all project data flows including submittals, RFI's etc. oversight for all quality and safety requirements on the project materials and equipment planning and requisition and planning/management for all general conditions requirements to successfully install the project on-time and within budget, while maintaining required levels for quality and safety. The Commercial Construction Manager is also responsible for ensuring appropriate levels of workers are on site to ensure adequate progress of work, coordination of trades and overall project completion to meet contractual commitments. The Commercial Construction Manager reports to the Project Manager in the project team structure, as well as the Regional Director for the region. This position REQUIRES frequent travel throughout the region where the position will be based.Responsibilities include: Manage the project cycle for commercial PV projects. Support the design process and permit submittal. Oversee and schedule all field teams and installation progress. Assist the Project Manager in defining elements of work and development of subcontracts. Support the bid process for subcontracted work. Perform Bid Walkthroughs. Assist Project Manager in the development and management project budgets. Assist Project Manager to develop and manage the project schedule using MS Project. Manage daily logs and timesheets for project. Organize and manage all project data and archive. Coordinate the work of subcontractors on site. Acquire subcontract labor, materials or equipment to ensure timely completion of the project. Conduct site audits for new projects.The ideal candidate must have the following skills and qualifications: BS in architecture, engineering or construction preferred, or equivalent experience. A minimum of five years of experience in construction of commercial projects, three years of that in PV systems preferred. In-depth knowledge of construction products, practices, subcontracting and project work flow/sequencing. NABCEP and/or Certified Project Manager (CPM) certification preferred. Experience in similar capacity on a project team for commercial projects directing crews or tradesmen in general construction, assembly and/or electrical work. Detailed knowledge of construction budgets and schedules. Knowledge of major PV components (PV modules, inverters and racking systems, etc.) preferred. Ability to lead craftsmen and construction crews. Candidates must successfully pass a pre-employment background check and drug screen. Understand all trade contractor's means and methods in accordance with project contract documents.19. Coordinate daily construction activities within existing operating facilities.20. May review, approve, and code subcontractor, vendor payment applications and miscellaneous invoices.21. Maintain a set of contract documents that contains all the current contract changes and clarifications.22. Develop and execute a plan for monitoring and completing punch list items. Coordinate all required field inspections.23. Understand local labor requirements, availability and capability for self perform work.24. Provide technical assistance to all members of project team.25. In the absence of an Assistant Superintendent being assigned to a project, the Superintendent I assumes all the duties and responsibilities of the Assistant Superintendent.26. Support and implement the company's Project Success Planning processes.27. Familiar with all Policies and Processes as it relates to this position.28. Actively participates on internal team(s) that focus on continuous improvement of the business.29. Develop and mentor subordinates towards a successful career with the company.30. Promote the growth and development of client, subcontractor and vendor relationships.31. Identify new work opportunities and inform Sales and Marketing of potential projects with current clients.GENERAL BACKGROUND AND MINIMUM REQUIREMENTS1. Four year degree in an accredited construction related curriculum, (BSCE, BSCM, BSAE, etc.) or experience equivalent to a four year degree.2. Two to three years of experience as an Assistant Superintendent or five to seven years of construction related experience, with two to 3 years on retail new construction and retail tenant up fits.3. Completion of OSHA Ten Hour Safety Course.4. Knowledge of applicable OSHA requirements5. Maintain current certifications for First Aid and CPR.6. Generally understand the essential job functions, duties, and responsibilities of a Project Manager.7. Competent with personal computer based scheduling software, and specifically spreadsheet applications. These include Primavera, Excel, Prolog, and Word.8. Generally familiar with reports generated from Timberline estimating program and J.D. Edwards cost system.9.
